The client, a developer of attainable and affordable residential communities, commissioned DSGN to develop a Master Plan for a 14 acre community in south Dallas, located on a site with dramatic topography. DSGN developed a number of concepts for the site, considering different mixes of unit types — single family detached, duplexes townhomes and small multi-family — and how to best connect them to create a highly walkable neighborhood. Leading home builders and engineers were consulted to identify the best ways to deal with the slope of the site, utilities and stormwater, and construction approaches that led to the most affordable homes.

The ultimate Master Plan consists of 200 single-family homes (detached and attached) organized along a strategic grid of pedestrian scale streets and landscaped mews, all connected to a Community Green and Center. Extensive community outreach meetings were held to achieve buy-in from neighbors, and DSGN worked with the client to attain the zoning variations needed to achieve the desired results. This included presentations to the City of Dallas Urban Design Peer Review Panel, who enthusiastically approved the project.
