This 20 acre site is located in the North Oak Cliff neighborhood of Dallas, on Davis Street, a primary east-west thoroughfare. The area has become increasingly popular as a residential choice for those working in downtown Dallas, drawn by its cool vibe, rolling topography, wooded landscape, and numerous creeks. The client commissioned DSGN to develop a Master Plan that would provide for at least 90 detached homes on small lots organized as a walkable community along scenic Coombs Creek.

The vast majority of homes abut onto open spaces — internal mews, pocket parks, Coombs Creek greenbelt, or landscaped buffer. Parking for many homes is located to the rear, minimizing the impact of garage doors. A small amenity center with swimming pool — designed by DSGN — is provided.

While current zoning already allowed the proposed use, DSGN developed a plan that was so well received by the neighborhood and the city that minor development variations sought by the developer were easily approved. When the city became concerned about the developer’s desire to gate the community, DSGN worked to prepare conceptual standards for openness, access, and streetscape that successfully addressed all concerns. Home design was provided by the client’s internal design team.
