115 West Greenbriar Lane was constructed in 1962 for Geotronics, a geosciences company. Located in Oak Cliff, Texas, 115 was originally designed by noted Dallas architects Prinz and Brooks. Geotronics was the sole occupant until 2014 when, after ten years of vacancy, DSGN purchased it for our own offices.

The building, containing 2,400 sf plus an unfinished basement, is a rectangular shed formed by pre-engineered steel bents infilled with CMU walls and storefront. A clerestory runs continuously around all sides of the building, providing daylighting.

Exterior walls and structure of the building were in moderately good shape, but the rest of the building was not. Extensive repairs were made to the original roof and storefront was gently cleaned. New MEP systems were installed, asbestos was abated, and concrete floors were ground and polished. Exterior paint colors were selected based on compatibility with the original Miesian inspiration.

Programmatic requirements included studio, conference, and reception areas, and ADA-compliant restrooms and kitchen. New interior partitions (painted DSGN green) are independent of the original exterior walls, providing clear contrast between original building and current interventions. Furniture was selected for compatibility with the spirit of the original building.
